Booking Policy: To make a booking, guests must provide a valid credit card or make a payment via bank transfer. Full payment is due at the time of booking unless otherwise agreed upon with the host.
Please take note of our occupancy guidelines. We appreciate your understanding that our spaces are primarily designed for adult couples to enjoy a peaceful and relaxing stay. They are not suitable for hosting children. If you have children, please contact us directly, as some rentals may accommodate certain age groups, but we require you to inquire first to ensure safety.
While we are fond of pets, we regret to inform you that we do not permit pets to visit or stay overnight in our rentals.
We kindly request no parties or events during your stay.
To ensure the comfort and safety of all our guests, smoking and vaping are strictly prohibited on the premises.

- Farm Stay: Maximum 2 guests
- Barn Stay: Maximum 4 guests
- Suttons Bay Stay: Maximum 5 guests”
Cancellation Policy:
100% refund if you cancel at least 30 days before check-in.
50% refund if you cancel at least 14 days before check-in.
No refund if you cancel less than 14 days before check-in.
Check-in/Check-out Policy: Check-in is at 3:00 PM on the day of arrival, and check-out is at 10:00 AM on the day of departure. Early check-in and late check-out may be available upon request, subject to availability and additional fees.
Occupancy Policy: The maximum number of guests allowed in each villa is specified on the booking page. Additional guests may be allowed upon request and subject to additional fees.
Damages and Liability: Guests are responsible for any damage caused to the villa or its contents during their stay. The host reserves the right to charge guests for any damages or excessive cleaning required.
Smoking and Pet Policy: Smoking is not permitted inside the villas, and pets are not allowed without prior approval from the host.
Noise and Disturbance Policy: Guests are expected to respect the privacy and comfort of other guests and neighbors. Loud music and parties are not allowed on the property.
Security Deposit: A security deposit may be required at the time of booking or check-in to cover any damages or violations of the rental agreement.
Governing Law: These terms and conditions are governed by the laws of Greece.
By making a booking, guests agree to these terms and conditions and any additional policies or rules specified by the host. The host reserves the right to modify these terms and conditions at any time without notice.
As per the City Noise Ordinance, we kindly request that you keep noise levels, especially from loud music or gatherings, to a minimum. Please be especially mindful of noise restrictions between 11:00 P.M. and 7:00 A.M. We appreciate your cooperation in treating our rentals with the same respect you would your own home.
Our property is designated as non-smoking and pet-free. For safety reasons, we do not permit open flames or candles on the premises. Overnight stays are exclusively reserved for guests listed on the original booking.
